The real paper was all a buzz about Vince Kuttemperoor’s sale at 235 N. Executive Drive. They reported it went for $5.8 million.
The detail they left out? VK paid $8,875,000 for the property in 2001. I found a number of $26,625 in a document online for the transfer tax. That’s $0.30 per $100 of value. Divide $26,625 by 0.003 and you get $8,875,000. (Of course, you can always call the City of Brookfield Assessor’s office like I did and they’ll give you the same number.)
I think it’s telling that a developer is having to liquidate his holdings at such a discount to purchase price.
By the way Brookfield taxpayers, this property sits in the TID #3. It was supposed to bring in an additional $3,745,000 for development. (This document, page 10.) Here you’ll see the TIF had the 2004 value (page 1) $6,750,800 after a 2001 assessment of $8,412,600. That would have meant tax income on about $10.5 million in a couple of years.
Now the city will be able to tax on $5,800,000.
Yes, well, I told you so. Not that any one in this community bothered to listen, but I more than told you so. Does it ever occur to you powerful elected types that you just don’t get it?
